About Mortgage Broker Parramatta
We are a mortgage broking service built for how this market actually is: strata-heavy, scheme-sensitive and full of borrowers whose income or visa does not fit a bank's default template. This page covers who we are, how we are paid, and the rules we work under. They are the things worth knowing before you trust anyone with a loan.
How We're Paid, In Full
You do not pay us. When a loan we arrange settles, the lender pays us a commission, an upfront amount and a smaller ongoing trail. Before we lodge anything you receive our Credit Guide and a Credit Proposal Disclosure that states the commission for your specific loan, so the arrangement is on the table before you commit to anything.
Because lenders pay us, you may reasonably ask whose side we are on. The law answers that directly: under the Best Interests Duty (in force since 1 January 2021), we must act in your best interests, and where your interests and ours conflict, yours win. That duty cannot be contracted out of. It is also, frankly, how a referral business survives. We only get the next client if this loan was right for the last one.
Licensing and Accountability
Credit assistance in Australia is regulated under the National Consumer Credit Protection Act 2009 and requires an Australian Credit Licence or authorisation as a credit representative under one.
Anyone giving you credit assistance in Australia must be licensed or authorised under a licence, and you should be able to check them against the ASIC register before you hand over anything. Ask us for our licence number and the licensee it sits under, and we will give you both.
Credit licensees and their representatives must belong to the Australian Financial Complaints Authority, the free external dispute resolution scheme. Our membership details will be published alongside the licence information above.
Who Writes This Site
Everything here is written by the broker who does the work, not by a content team. If you want to know whose reading of lender policy you are relying on before you act on any of it, ask, and we will tell you.
Where Our Figures Come From
Every scheme cap, threshold and market figure on this site is drawn from a primary or named source, whether that is Housing Australia, Revenue NSW, APRA, ASIC, the ABS or a named market-data provider, and carries its date. Scheme parameters move; when a figure matters to your situation we re-verify it at the time you apply rather than trusting a page, ours included.
